Correct Pricing is a Process
Part of my full service to my seller clients is to counsel and educate them on the market and how it works. There are so many factors that play into price selection and it isn't always based on past sales though that is an ingredient in the equation that cannot be ignored.
When I analyze the subject property against the current market and past 6-9 month sales, I am looking for trends and not just prices. This takes a deep knowledge of the neighborhoods and the homes in the area and how they compare to the subject home.
I have to know the seller's motivation and the desired timing. If it is sooner than later then it is necessary to be aggressive in all things which includes pricing ahead of the market.
Quality plays a part and also knowing who built the home. Seller improvements can help or hurt and it is a sticky wicket to have to tell the seller that the thousands they invested in their home did nothing to improve the value or marketability.
Days on market and absorption rates are a measuring stick and tell a story of what is past and what may be coming. These are influenced by local happenings like school zoning, employment opportunities, cost of living and rising prices of homes and building materials.
Another factor is what the neighbors are doing in the way of selling. Those that sell at bargain pricing or fire sales are hurting the values in the neighborhood and this will in fact have an impact. The way they care for their homes and the overall presentation of the neighborhood can bring dollars to the table or take them away.
These many factors have to be analyzed and I use my knowledge of the area and years of expertise to guide the seller into selecting a price that will be get the job done.
