6 Ways to Kill a Sale Before the Sale Has Begun


Get you home soldAgents work hard to get listings because when you have inventory you have potential for future income. That is true if the listings are primed and ready to sell and the agent and seller are in accord on the marketing.


Just filling out the paperwork and putting a house in MLS doesn't make it sell. In fact, the value of a home can drop if it isn't presented well and days on the market accrue. A sale can be killed even before it's started.  How do you kill a sale before the sale has even begun?. 

 

1. Not Getting Professional Help- This means you need to hire an agent to work for you, advocate for you and guide you through the transaction. Select an agent that knows the business and has a good track record of success and knows how to market properties in today's world. You will need it to navigate the sales process and get the best price.


2. Not Being Market Ready- Your house needs to be ready to receive buyers, putting it's best foot forward. This means it needs to be in good repair, odor free, decluttered, bright and welcoming. It may take some investment of time and money to get it ready but those that do are rewarded with quicker sales and higher prices. Don't jump the gun thinking you can do repairs later because it will cost you and you may not get a chance for a sale.


3. Overpricing Kills the Momentum and Sale- Buyers are educated and recognize when a property is priced too high. If there is an abundance in inventory buyers may choose to move on and not view the home. Your chance is killed before they even see it in person. Thinking that you can always come down if they make a lower offer may never come to pass.

4. Bad MLS Photos and Descriptions- These penalize you online and that is where buyers are likely to find you first. If the buyer doesn't see it in the best light, then the lights are out for a possible sale. Listing the house with incorrect room counts, square footage, features, school zone or zip code is not only wrong it can keep the house from competing correctly and getting an offer.

5. Making It Hard to Show- Tracking down agents to get permission to show or having to hunt for hidden lockboxes isn't fun and if it is too hard the house may be struck off the showing list. Playing dog catcher or chase the cat takes away from the focus on the house and can cause the house to be remembered in a less than favorable way. Make it as easy as possible to show with a quick notice, pets off-site, no alarm codes and no long list of instructions. Leave lights on and have the house show ready as if you are waiting for a sale. Leave the house so the buyer can look freely. Sellers are a distraction to a buyer and a buyer will hurry through a showing if the seller is there. Some buyers will refuse to look if the seller is at home. You just killed a possible sale.

6. Don't Get Stuck on Principle- Market price is what a ready, willing and able buyer is going to pay for your home. It matters not what you paid for the property, what improvements you have made or how much money the neighbor made on his sale. It doesn't matter what it appraised for last year or five years ago or what Zillow or the tax assessor says it's worth. When an offer comes in, be willing to compromise and negotiate and listen to your agent's advice and experience. If you get stuck on principle, what you will have will be your principle and an unsold house.
