Agents Don't Qualify for Hazard Pay, It's Just Part of the Job

Hazards of selling real estateIf you are a real estate agent that works the foreclosure and REO real estate markets you have probably seen things that you can put into the book you are going to write one day. I know I am going to have more than one chapter that refers to the hazards we encounter and how we are to creatively handle each situation.

There have been houses I have shown that had holes in the floor. You had better watch where you step or you'll end up in the basement in two seconds flat. There are properties that are infested with roaches and spiders where your feel like you need a shower the moment you get back in your car. Within the last year there was a house my buyer wanted to see that had a warning in MLS saying if we entered we may die. It was in rough shape but wasn't a meth house by any means. We entered anyway. I am living to tell about it, too.

I have seen snakes of all sizes and that sends chills up my spine. And I will never forget the house with mad roosters that protected the doorway to the house like it was their chicken coop. 

Running into squatters is the one thing that gets my husband upset and angry with me. Oh yes, I have had to encourage a few of these folks to move on as they know they don't belong there and none of us want any trouble. My hubby thinks I should just leave. I want them gone. This is not my cup of tea but again I am there to protect my client's interest and squatters don't fit into that plan. 

I survived all this and more and didn't earn one more dime more because of it. Maybe I am stupid to take on business like this but I just figure it is all about doing my job and getting a property sold. You never know what you may encounter in your day of real estate.

Even in homes that are occupied, I have had to hold my breath while showing. The stink will cling to your skin and clothes and make your feel creepy until you can purge it from your system. 

Then there are the homes with vicious dogs that look as if they would like to have you for lunch. I have had a few nips at my shins but thankfully none have drawn blood and required medical treatment.

There was the one time I slid out of a front door on a new construction home and stepped in a hole. That wasn't pretty as I broke a leg bone and my wrist bone. The owner never knew that it was her house that caused the injury. My pay remained the same and I just considered that I should be more careful next time.

Why do we do it? Somebody has to and frankly I like a little challenge from time to time. Being careful and trying to watch out for trouble doesn't always work. We run into the unforeseen hazards of the job and take it in stride. We don't go back to the client and up the ante because of less than optimum working conditions. That would never fly.  

I am just thankful that most homes are safe and clean and pets are usually restrained. We are not in the military getting hazard duty pay: we are Realtors® doing a day's work and trying to get to the closing table and earn a paycheck. Buyers and sellers don't know what our job's entail. We don't go around telling them about the dangerous situations we get in. We just get it done and move on to the next one. Maybe we'll make it up when our books hit the best seller list.
