Rental Rates Are Going UP in Clarksville TN
The rental market has been plentiful over the last couple of years but now the inventory is being absorbed with the influx of people moving in from the Middle Tennessee market. The fact is that many people have been priced out of the Nashville market for rentals and choose to drive 40 minutes to get a nice rental home or townhome for 2/3's the cost of what it would be in Nashville.
Amazon has announced they are opening a second headquarters in downtown Nashville with average pay around $150,000. If those employees want to rent, they can find a 1200 sq. ft. two-bedroom townhome with 2 and a half baths, at around $1000 per month.
When absorption in the market happens, prices start to rise and properties rent very quickly. Additionally, the properties don't have to be in tip top shape because landlords and property managers don't have to make the investment with inventory being limited. I expect to see some of this happen over the next few months.
Now the good news is that there are still properties for rent available. Governors Crossing offers townhomes near Tennova Regional Medical Center and close to the Interstate for an easy commute. Many of the units have stainless appliances, hardwood floors, granite countertops, full-size kitchens patios and storage rooms.
