New Homes Are All Over Clarksville
The pace is still steady and new homes are selling fast. I can drive down the streets of new neighborhoods in Clarksville and see SOLD, SOLD, SOLD in front of homes still under construction. Buyer demand for new homes is still as strong if not stronger than it was a year ago. Clarksville's builders never let up on building and were buildig and selling new homes when other parts of the country were not.
Since the beginning of 2017, there have been 355 new homes that have sold. Currently there are 309 new homes under contract or with contingencies. That leaves 350 new homes available for new buyers to choose from.
Realtracs (the Middle TN MLS) shows in 2016 that nearly 23% of the sales came from new home sales.
In 2015, there were 3567 total sales with 874 of these being new homes. That is almost 25% of all sales being new homes in Clarksville, TN.
Looking back even further into 2014, it shows 3500 total sales with 899 of those being new home sales. This is 25.6% of the sales being in the new home market.
Sales are strong and home inventory including new and resale homes is under 1056 homes for the month of May 2017. 33% of Clarksville's home inventory is comprised of new homes. That is a huge percentage and says that new homes are in high demand.
Builders continue to build and will continue to attract new home buyers. Buyers like the smell of a new home and like being in on the beginning of new neighborhoods.
