Stones Manor continues into the spring with a shortage of inventory. In years past there was plenty of homes on the market and homes took 9-12 months to sell.

That is no longer the case and calls come in weekly asking about homes that are being built in Stones Manor. Over the winter months homes have sold quickly and now that spring is here, there is pent up demand. This neighborhood offers high-end homes for home buyers seeking a country atmosphere and luxury amenities. The good news is that new homes will be starting soon, very soon and buyers will have choices.

Stones Manor Clarksville TN Home Values - Spring  2018

The absorption rate in the selling price range of of $350,000 to $ 600,000 is about 2 months. Last spring there were 7-8 homes on the market but all have sold. 

Buyers that choose Stones Manor like the neighborhood amenities and the overall variety of homes. Many of the homes have been custom built. There is still a good selection of building lots remaining but I expect to see that drop considerably this year. If you want to talk about custom building, give me a call. 

In May, the Manor House swimming pool will open. The Manor House is open all year for the residents use.  Through the HOA homeowners get trash pick up once a week, yard care (front and back) and maintenance of all common areas including the front entrance, sidewalks and all street lights.
