Clarksville, TN Homes for Sale with Basements

Basement Homes Are in High Demand in Clarksville

Clarksville TN has gently rolling hills but even so, we also have lots of flatland and farmland. When subdivisions are built most of the time they are developed from farmland as the farmers have given up trying to eek out a living from the land.

Though the topography may make you think that basement homes are plentiful, they represent less than a fourth of all the homes in the area. Even with sloped lots, builders choose to build crawl space homes without basements. The cost of digging and keeping a basement dry increases the costs of the homes and much of this cannot be recouped in the selling price.

Basement homes

Whether new or older, homes with basements give more storage space, house garages or offer additional living space. This extra space can be finished into  multiple rooms including extra bedrooms, recreation areas, hobby areas or even a workshop.

Generally, Clarksville homes with basements have a pedestrian door and windows. In other parts of the country these are called daylight basements or walkout basements. Because of the bedrock found in upper middle Tennessee, rarely is a home built purely underground.  Excavation costs are very expensive and keeping them dry is a problem.

There is also security in having a basement as they offer protection from storms and some people choose to build storm shelters. Since usually there are at least 2 sides of the home are earth sheltered, this offers a natural protection from winds and strong storms.

You'll notice in the first photo that garage space is often placed in the basements in Clarksville. There can also be a garage on the main level with this space giving extra garage bays for boats or other toys.
