Home Inspectors Make Mistakes, Too. Verify.
A couple of weeks ago a home inspector almost caused a deal to go south. It wasn't because the home had any structural issues, it was because the inspector incorrectly reported that the heating and air unit was 7 years older than it was. The age reported by the inspector upset the buyer so much she asked for a brand new unit to be installed. She was told in the inspection report that the unit was over 16 years old and wouldn't last much longer.
The funny thing is the house had all new systems 9 years ago when it was put on the lot. Every year since then the unit has been serviced and had even been serviced and cleaned right before the home inspector came to look.
How does an inspector make a mistake like this? That's easy, he read the label on the unit wrong..
Buyers believe home inspectors over the seller and the agents. in this case to prove that the unit wasn't 16 years old as reported by the inspector, we had to call the heating and air contractor and have them pull the initial records to provide verification. There was even some doubt that the buyer wouldn't believe the vendor and stick with the opinion of the home inspector thinking home inspectors are not wrong. Wrong!
I absolutely want deficiencies to be revealed but I don't want the inspector to render findings that are incorrect. Most inspectors are not licensed roofers, certified heating and air technicians, licensed plumbers and electricians, licensed general contractors or structural engineers and should make certain they don't come across like they are one of these. They should report accurately. That is what they are being paid to do.
