The Villages is is a fine looking subdivision that started in the 1990's. One of the features that is evident the moment you drive in is the classic looking homes that are mostly all brick.
This neighborhood is located in Clarksville's Sango area where many of the homes were custom built. Sango is located in the southeastern portion of the city. The neighborhood has matured and is now a network of curving sidewalks and pretty streetlamps that provide an excellent place for a daily run or dog walking. To get to The Villages take Madison St. south of Hwy. 76 about a mile and a half until you arrive near the corner of Excell Rd. and Madison St. This is just 6-7 minutes to Exit 11 of I-24 via Hwy 76.
Historic Downtown Clarksville is a short 15-minute drive and groceries can be found a mile down the road. The homes range in price from $225,000 to over $500,000. They are from 2000 sq. ft. up to 4000 sq. ft. in size. This neighborhood is popular and on the radar of local many of Clarksville's home buyers. The Villages homes sell fast so act quickly when one goes on the market if you want to see it.

The Villages is a community of larger upscale homes. Sango is a highly requested part of town. The lots are larger and many of the homes are on one level. Adjoining the neighborhood is The Enclave and Villages Terraces. These neighborhoods have different restrictions. The HOA has a small annual fee and is neighborhood managed. There are many different style homes and lovely landscapes. Homeowners take pride in the way their neighborhood looks.
The front entrance is attractive and sets the well appointed neighborhood. There are no playgrounds or community pools in the neighborhood but many fo the lots have room for you to build your own. The Villages has underground utilities and gently winding streets. It is within the Clarksville city limits.
What Amenities are Offered Nearby?
Rotary Park (a county maintained park) is a couple of miles away by road or near the back of the subdivision if you want to hike to it. Barksdale Pool is on Madison St. and so are the baseball parks. If you are a golfer, Clarksville Country Club and Eastland Green Golf Courses are less than 10 minutes away.
Austin Peay State University located in downtown Clarksville is a short drive of 20 minutes. This university offers both undergraduate and graduate degrees.

Children will attend schools in the Clarksville/Montgomery County School System. Sango Elementary, Richview Middle and Clarksville High are the zoned schools for The Villages.
