We agents shouldn't assume that buyers or sellers know when the market has changed and the times of extreme negotiations are over. We are in those times in Clarksville TN.


What is a good offer? A good offer has a strong price. If the buyer is getting financed, the financial picture also looks strong. The offer has very few if any contingencies.  


In hot real estate markets successful buyers are making above list price offers without making them contingent on the appraisal value or home inspection repairs. Agents try to tell buyers to make their offers strong and sometimes the buyers don't listen. The lowball offers usually end up being a waste of time. Sometimes the seller will totally ignore these low offers.

Buyers should not include thrown-in items and conditions like carpet replacement, washer and dryer, home warranty and other such things that the seller wasn't agreeing to include in the first place.
