How’s the Real Estate Market in Clarksville TN?
This year has been crazy with homes coming on the market and selling within days. Everywhere I turn people are asking what is happening and what do I see for the future. The real estate market is like the weather, Everyone likes to know what is happening and it is a topic of conversation. First, let's look at what is fueling the economy and the sale of homes.
How’s Clarksville's Real Estate Market? It is an excellent market and currently a sellers market. Sellers that have their homes in market ready condition and priced at fair market value, will see lots of showing activity and will get their homes sold.
Clarksville TN current inventory at a 2-3 month supply. Though this is not an adequate supply we are seeing a rise in the number of homes on the market as we get closer to fall. Our lowest inventory was in the month of April with active inventory falling below 900. We are now around 1200 active homes. A balanced market is between 5-6 months. This is still a great time to sell your Clarksville home as prices have increased and holding strong.
The economy is good and everywhere I go I see hiring signs. Local businesses and industry are doing well and increasing their staffs. We have several new plants in town and hiring is talking place. The new LG Appliance Plant will soon be ready to start production of washing machines. Plant 2 will follow when construction is finished. Hankook Tire Plant is working all shifts 7 days a week and I hear that there are job openings. Google announced a couple of years ago they were coming and now workers are being hired and moving to town. Home building is fueling the economy so construction workers and building product companies are thriving.
Additionally, we have Ft. Campbell KY that is one of the biggest employers in TN. Clarksville Montgomery County School system keeps expanding as the student population grows.
Austin Peay State University has 11,000 students with expanding programs. They are adding a Doctorate program in Education. The athletic teams are winner and we are expecting great things out of our football team. Clarksville TN continues to be one of the fastest growing areas in the United States according to the Census Bureau.
Clarksville is growing so fast. New neighborhoods are springing up everywhere. There is still no Tennessee No State Income Tax. The quality of living and low cost of housing is such an attraction.
Ft. Campbell and Nashville are an easy commutes You can live on the southeast side of Clarksville and get to Nashville in about 35 minutes.
New Home Building

How’s the Real Estate Market in Clarksville TN, August 2018? We have had a good market for a year and a half now. Interest rates are still low, hovering around 4%. We do expect them to rise later in the year. Clarksville is growing and the Nashville and Middle Tennessee buyers are moving to Clarksville because of the affordable homes and quality of living.
