Clarksville TN Market Trends December 2015

The word for Clarksville's Real Estate Market is steady with no huge changes taking place in 2015. The year showed its usual flurry of activity in the spring and summer months with a slight slowdown in the fall. December showed an uptick in closed sales as buyers and sellers worked to get houses closed before the end of the year.

Average prices 2015 Clarksville


Sale prices did increase some over the year as did listed prices. The average sale price finished in December at $168,789 which was down from the high in July of $178,996. But the overall trend for the whole year was up and exceeding December 2014 average sale prices by almost $9000 or an increase of 5.6%.

Days on the market have been on a roller coaster ride with averages for any month in 2015 not being lower than 81 days. Typical market absorption rates have been from 7 to 10 months over the last couple of years in the Clarksville TN market. Hot neighborhoods lead the market and generally sell and close in under 60 days. 

Closed sale trends


The overall trend for 2015 shows a rise in December in the number of closed sales and prices with a drop in inventory of 10% from the high of 2209 in July.

What will the market do in 2016?

Based solely on the activity that has been exhibited so far in January it is going to surpass 2015 sales numbers. This surge doesn't usually take place until late February and early March so this is a phenomena. Speculation is that buyers held off buying in the later part of 2015 and some pent up demand must be satisfied. Interest rates rose slightly but have settled down and the movement in rates doesn't seem to have affected buyers one bit.

Clarksville TN is a military town and has relocation in and out of town by serviceman and civilian government workers. Additionally, new industry has come to town and is evidenced by construction taking place in the Industrial Park. The overall outlook is promising and the outlook is good.
