Real Estate by Debbie Reynolds: Sage Meadows Foreclosure in Clarksville Just Closed on New VA Loan

Sage Meadows Foreclosure in Clarksville Just Closed on New VA Loan

Sage Meadows Home in Clarksville Now Closed

This home has closed and sold on a new VA loan. Usually foreclosed homes are not in good enough shape to withstand the scrutiny of the VA or FHA appraiser. This one did.

The buyers wanted to use a VA loan because of no downpayment required. VA repos will allow any closing costs paid for the buyer be added to the sales price up to a total of 3% of the sales price. This covered all the closing costs and prepaid items for the buyer. So the buyer had no out of pocket closing costs or a downpayment and could save their cash for doing improvements to the house.

Sage Meadows home

There was instant equity as the appraisal was 10% higher than the sales price. This put a big smile on the buyers' faces.

The home was in really good condition with wood laminate floors throughout,, vaulted ceiling and fireplace in living room plus a big eat-in kitchen. There is a large walk-in closet, a jetted master bathtub and separate shower. The backyard is fenced with no backyard neighbors and a deck almost double the size of other decks in the neighborhood.

The buyers happy with their home purchase and looking forward to making this home.

Debbie, this is a particularly "feel good" story about a closed sale.  It's a winner on all accounts.  Congratulations!

Hi Debbie... congratulations on the closing. It's always a bit tricky with foreclosures for VA and FHA loans. Sounds as if your buyer got a really special place to call home... and I always love to hear these success stories for our vets.

Hi, Debbie. Sometimes those really nice foreclosures do come on the market. It happens around here, maybe more frequently in your market.

Congratulations on selling this nice looking home.
