Your Listing Photo Can Make or Break the Sale.
The seller had a 5-year-old house in a neighborhood that would be competing with new construction. Prices had risen slightly since the seller acquired the property but with selling costs, he needed to get top dollar. The goal was to make it look better than others in the neighborhood so he could minimize any losses and hopefully break even.
He did his part to make it shine and I was blessed with a beautiful day to take photos. The house looked stunning and with a little color photo enhancement I knew the photo would grab a buyer's attention quickly. It took about 3 days to get a buyer that loved the house, everything about it, and to get a full price offer. I actually showed it to the buyer when he mentioned he had an agent and I told him to contact her immediately and make a strong offer becasue this house was a gem and others were calling.
All worked out well with a speedy closing just 3 weeks later. Give it your best shot, you may not get another.
