This is a very hot topic wherever I go in Clarksville TN. Everyone likes to know what is happening in the real estate market. Let's talk real estate and what is fueling the economy and the sale of homes. How's the real estate market in Clarksville?

How’s the Real Estate Market in Clarksville? This is a subject I love to discuss so don't be afraid to ask me anytime, wherever you see me.

The Stats

Clarksville TN is in a heavy sellers market with inventory at a 2-3 month supply. The inventory has continued to fall since last year this time when we had about 2200 listings. We are currently at under 900 active listings in Montgomery County. This is a great time to sell your Clarksville home and get a good price if yu have been thinking about it.


Local businesses and industry are doing well especially with the new LG Appliance Plant under construction. Hankook Tire Plant is working all shifts 7 days a week. Google that is coming to Clarksville has started relocating their employees. All of this brings in construction workers and early management teams.


Additionally, we have Ft. Campbell KY that is one of the biggest employers in TN. We appreciate our soldiers and their families. Austin Peay State University now has almost 11,000 students. with expanding programs and great athletic teams. Clarksville TN continues to be one of the fastest growing areas in the United States according to the Census Bureau.  

Relocation Buyers

Clarksville is growing so fast and rentals are getting scarce. One family member moves here then the rest follow causing the inventory to shrink. Tennessee has No State Income Tax. The quality of living and low cost of housing is such an attraction. Our Military population is welcome and find this to be a great place to raise their families.

Ft. Campbell and Nashville are an easy commute. Nashville is only 30 miles away with fun things to do and fine restaurants. All this makes Clarksville TN a great place to live and the population keeps growing. 

Real Estate new homes

Clarksville’s New Home Building

New homes continue to lead the market in sales with about a third of the inventory being new builds. Buyers are not delaying and buying as they are coming out of the ground. New neighborhoods have popped up and there are more in the works for an early summer opening. If building a new home interests you, give me a call so we can discuss if it is right for you. There are many things to know in regards to floor plans and price. Styles vary so much and so do builders and the amenities they offer. 

Investor Purchases

Investors are buying homes for investment, flipping and to hold as rentals. This is resulting in multiple offers and prices being pushed higher than listing prices. It takes constant monitoring and watching and knowing how high to go and when to let one pass by. If the homes are priced right, sellers are getting their homes sold in short order.


How’s the Real Estate Market in Clarksville TN, March 2018? We have had a good market for a year now and it has caused the number of available homes to drop drastically. Interest rates are still low but on the rise. This is not slowing buyers. Clarksville is growing and the Nashville and Middle Tennessee buyers are making the market very aggressive.

Debbie, the real estate market in Clarksville is strong and with short supply, buyers have to select their agent wisely. Working with someone that has years of experience and a constant pulse on the market is important. You're the only agent I'd contact!

Debbie much of the country seems to be experiencing a sellers market and low inventory like you guys.  We are not in a sellers market here in CT but it is moving in that direction.

March has always been a good month for me but this year with the Coronavirus, things have slowed down a lot. Mostly by my choice but still, this March is going to be slow compared to the last 5 or so.
