What Constitutes Making a Good Offer in a Hot Market?

TeamworkIn a hot market a good offer is what it takes to get the attention of sellers. If the buyer really wants the house the offer needs to be structured correctly. Even strong offers don't always win.

 

We agents shouldn't assume that buyers or sellers know when the market has changed and the times of extreme negotiations are over. We are in those times in Clarksville TN.

 

What is a good offer? A good offer has a strong price. If the buyer is getting financed, the financial picture also looks strong. The offer has very few if any contingencies.  

 

In hot real estate markets successful buyers are making above list price offers without making them contingent on the appraisal value or home inspection repairs. Agents try to tell buyers to make their offers strong and sometimes the buyers don't listen. The lowball offers usually end up being a waste of time. Sometimes the seller will totally ignore these low offers.

 

Clarksville TN is a sellers market. In a sellers market it is necessary to have a good offer to succeed. A good offer means the buyer has been pre-qualified. The lender needs to be a reputable lender and it's even better if the lender is well known in the area. It also means the offer price is near or at full price. Leave all the extras out of the offer like asking for closing costs to be paid by the seller. Buyers should not include thrown-in items and conditions like carpet replacement, washer and dryer, home warranty and other such things that the seller wasn't agreeing to include in the first place.

 

Consult with your real estate agent and listen to the advice of the agent. The agent knows better than anyone what is happening in the market and the neighborhood.

Debbie- this is good information and not just for the first time home buyer. If someone has not been in the home buying market in several years, they will want to make sure that they hire a good local expert such as yourself, then sit back and listen to what you say.
