Cash closings are not affected by the TRID rules. If the buyer wants a very fast closing and the buyer moves to close without an inspection, a closing can take place in 4-5 days.

Excellent post, Debbie. Cash deals can be 5-10 days in my area; and financing a home is 30-45 days.

Debbie very similar to our market I have closed a few under ten days and it put a lot of pressure on everyone to get it done, the longest well I do not even want to remember not alone talk about it.....Endre

Hi Debbie... in our area, with a financed transaction it's 30-35 days from signed contract to closing for the most part. Every so often one happens a few days quicker and sometimes it takes more like 40-45 days because that's what the buyer and seller negotiated to accommoate their specific needs.

Good morning, Debbie Reynolds in our area, it's realistic to have a 45 day start to finish timeframe.... unless it's a cash deal....that can be done in 2 weeks after p/s agreement....

Great information for both buyers and sellers, Debbie.  Closings can often be delayed because of unforeseen issues (and some not very good professionals).
