Cooler weather has set in and stores are decorated for the holidays. Though I haven't heard any Christmas Carols yet except in my office, I know that people are talking about the holiday dinners, parties and gift buying. With Thanksgiving a couple of weeks away and Christmas a few weeks after that, you might be thinking there is no use in trying to sell right now, that nobody will be looking for a home during the holidays. That isn't so. Should you wait until spring? 

If your home has already been on the market and it hasn't sold, don't give up. I find the holidays to be a great time to sell as some of the best buyers are looking and needing homes before the first of the year. Homes look especially pretty and welcoming with holiday decor. There is excitement for the holidays in the air. 

In Clarksville, the unemployment rate is very low and new jobs and industry are everywhere. Our military population is always on the move and at Christmastime it is no different. After all, Clarksville is home to Ft. Campbell and the 101st Airborne Division. 

 

Inventory is at a 3-4 month inventory. There is less competition on the market because some sellers think there is no point in selling until spring. Buyers that look at homes during the holidays are serious buyers and ready to buy. There should be less negotiating and haggling over the little stuff.

Hi Debbie... I've never had an issue listing during the holidays... buyers are more serious at that time of year, even if there are fewer of them. And I always seem to be very busy in November and December

As always a beautiful post on a relevant subject!  I agree - the holidays are a good time to be on the market as buyers have a little time to travel and LOOK at homes, and the homes are so pretty during the holidays.   Sellers shouldn't be afraid to keep their home active during this time.

Debbie I usually find the  holidays no different than any other time of the year.  The only properties that sometimes are at a disadvantage are the ones the homeowner gets carried away with the decorations.

Debbie, I've always found buyers are very serious this time of year. We've never had any problems selling a home around the holidays and with the right decor, it can really add to the ambiance for buyers. Great post!

Good morning Debbie Reynolds -  I find holiday buying and selling has been a great time for us.  We have bought and sold our homes between Thanksgiving and January.  It might be a coincidence but it worked for us.

When I listed properties I was always amazed at agents who cut down their marketing in the 4th quarter saying it was a bad time. That's when I marketed the hardest.
